Rom is wholly owned by NSB – the Norwegian state railway operator. Head office is located in Oslo, and with regional offices in Kristiansand, Stavanger, Bergen, Skien and Trondheim. We cover the property value chain – from the idea phase through construction to management, operation and maintenance.

Rom is in the frontline in developing environmental friendly properties. In 2010, we completed the first commercial building with energy class A. The building, NSB Kompetansesenter, has a record-breaking need of energy supply of less than 70 kWh/sqm/year. In Trondheim, we have finalized a mid-sized hotel with energy class A. We are pioneers in implementing the Norwegian BREEAM-standard.
In our portfolio, we are currently implementing several programs to lower energy consumption, lower pollution and improve our waste management. In 2013, we will start implementing green rental contracts.
Rom is an important player in developing public transportation hubs, as our portfolio consists of many properties located in city centres and in the vicinity of railway stations. We believe high population density near transportation hubs is a strong mean to achieve environmental goals, as the usage of public transportation will increase and pollution will decrease.
We have several residential projects in progress and aim to build approx. 4000 new apartments during the next ten years. Nearly all of them are in the vicinity of an interchangeable hub in central areas of Norway. Further, Rom’s properties have a large potential for even more residential projects along the railways from Oslo to Hamar, Skien and Halden – in order to undertake the strong expected growth in domestic population in these areas.
A diversity of properties
Our property portfolio is one of the largest and most challenging portfolios in Norway. It has 970 buildings including 330 railway stations, and varies in size from 6 sqm. to 80.000 sqm. More than 200 of our buildings are more than 100 years old, and many of them are worthy of preservation.
Rom is involved in the entire process of property development, from the idea-phase through to completion. Rom’s development portfolio includes substantial properties with central locations in the heart of several Norwegian towns and cities. Currently, Rom has more than 150 active projects in different phases of the development process, and is involved in projects in many Norwegian towns and cities.
